Documents
The recorded governing documents of The Grange
Which document controls?
The Declaration controls. The Bylaws govern how the Association operates. The Community Handbook adds rules and architectural standards and may be stricter than the Declaration, but if it conflicts with the Declaration or Bylaws, those control.
Architectural Review
Get written approval before any exterior change
Do I need approval?
Almost certainly. Fences, patios, decks, pergolas, pools, retaining walls, landscaping changes, exterior paint or door colors, lighting, play equipment, sheds, solar panels, and storm doors all need written approval before work starts. Repairs or replacements that don't change color, material, or appearance don't. When in doubt, submit a request.
How to submit
- Read Article 4 of the Community Handbook for the standards that apply to your project.
- Log in to the CAMS resident portal and submit an Architectural Request.
- Include what applies: a detailed description; size and height; materials, finish, and colors; location; a certified property survey marked with where the work will go; photos of materials or the design; plant species for landscaping; and estimated length of construction.
- Wait for written approval before starting any work.
Good to know
Written approval only
No response is never an approval.
6-month window
Approved projects must start within 6 months unless the approval says otherwise.
Drainage easements
Work in an easement may be conditioned or denied — check your plat.
Permits still apply
HOA approval doesn't replace county or town permits.
Each request is decided on its own merits. Work done without approval may have to be corrected or removed at the owner's expense.
